In Spain, traditionally the way to undertake a building project, which is valued according to measurements and budget, was based on the tender request, for the overall project work, to the different construction companies, main contractors of the works. For some years this system is being modified and came on the scene Project Management companies and the projects are made following cost guidelines designed by the Client in its business plan. So the project is drawn with objectives of cost, schedule and quality predetermined, in which the project must to adapt for being viable. With this system, under the control of the project management firm, the project is split into different lots or sections. Thus the tender request is centered in each different lot, allocating each of these parts to the various contractors. In theory, latter system seems to be more interesting, from project management and project objectives point of view, and also for the clients’ interests. The purpose of this work attempts to verify this hypothesis and to study in which types of buildings is more accurate this system compared to the traditional system.
