dc.descriptionThe real estate sector is essential for the economy of a country. This sector and its agents are strongly influenced by many risks at both macroeconomic and microeconomic scales. In today’s technological era, digitalisation provides some advantages, such as the access to both new services and a great deal of information. In this context, a new operator emerges: the real estate rating agency. This work studies the current state of this issue, setting it in a context of project risk management. References are reviewed, and the role of this type of agency is analysed, as well as the information terminal that allows the agency’s function to be carried out. The results of the work show the advantages provided by this terminal, which gives information and asset qualifications to make real estate investments with greater guarantees. It is concluded that a real estate rating agency provides transparency and knowledge, playing a role that credit rating agencies played in the financial sector. The development of this new activity also contributes to fill the existing gap between the theory and practice in project risk management, particularly in the building scope.es_ES
dc.description.abstractEl sector inmobiliario es fundamental en la economía de un país. Este sector y sus agentes están fuertemente afectados por múltiples riesgos a escala macro y microeconómica. En la actual era tecnológica, la digitalización aporta ventajas como el acceso a nuevos servicios y gran cantidad de información. En este contexto surge un nuevo operador: la agencia de rating inmobiliario. En este trabajo se investiga el estado actual en esta materia, contextualizándola en el ámbito de la gestión de riesgos en proyectos. Se lleva a cabo una revisión bibliográfica y se analiza el papel de este tipo de agencia, así como la terminal de información que le permite llevar a cabo su función. Los resultados del trabajo ponen de manifiesto las ventajas que proporciona esta terminal, al facilitar información y calificaciones de activos para llevar a cabo inversiones inmobiliarias con mayores garantías. Se concluye que una agencia de rating inmobiliario aporta transparencia y conocimiento, cubriendo un hueco que en el sector financiero ocuparon las agencias de rating crediticio. El desarrollo de esta nueva actividad contribuye además a salvar la brecha existente entre la teoría y la práctica en la gestión de riesgos en proyectos, especialmente en el ámbito de la edificación.es_ES
