The Chilean residential sector is experiencing rapid growth, which implies a large increase in its energy consumption. In addition, the Chilean Thermal Regulation of the General Ordinance of Urban Planning and Constructions is presented as an opportunity to take advantage of the great potential for energy savings in the building sector. The objective of this work is to determine the optimal thermal insulation thickness of walls and roofs and to minimize both the total heating cost and the total heating and cooling cost of a newly constructed single-family dwelling in Santiago (Chile) by applying the life-cycle cost analysis method. The aim is to achieve the maximum possible net savings, taking into account the heating and cooling degree-days, the cost and properties of both the insulation and the fuel used, the main characteristics of the heating and cooling systems, the cost of electricity and the different economic parameters. The energy and environmental impact of this optimized thermal envelope is evaluated, and compliance with the Chilean Thermal Regulation is verified.
