DISEÑO DE UN MÉTODO DE VALORACIÓN DE INMUEBLES HISTÓRICO ARTÍSTICOS MEDIANTE MÉTODOS DE VALORACIÓN MULTICRITERIO: AHP Y AMUVAM
Resumen
The study deals with the design of a methodology for the valuation of properties with historical and artistic character using Analytic Hierarchy Process (AHP), a technique designed to help the decision-making processes.
The valuation of historical and artistic properties, influence a lot of intangible variables that explain their value and these variables are difficult to value with traditional valuation methods, so it's necessary to find new methods that consider these variables with precision.
The market for this kinds of properties is very limited, and it’s not very transparent, so it's difficult to find other buildings of this nature that allow a valuation with comparative methods. There isn’t a market for the most singular and emblematic buildings so an economic hypothesis is needed.
During the application of this method to the case study, we should take into account the opinion of experts. The method has been applied to the valuation of some properties from heritage of the Generalitat Valenciana and a variation called AMUVAM method for the valuation of the "Lonja de los Mercaderes de la Seda", a World Heritage by UNESCO.
