The construction price at the replacement or new value of the buildings in the Canary Islands differs greatly from the rest of Spain due to the existing insular singularities and due to its geographical, orographic, logistic, social and economic characteristics.
At the banking sector or at the insurance sector each insurer company proposes its own construction price (or continent value) when real estate policies are issued, there being no general common criterion, but a great variety in it.
There are different methods to perform valuation in new buildings, resulting in a different value for each method. In addition there are many discrepancies when calculating the real value of an old property, that is, the value of the building applying the depreciations for use and / or antiquity, and other aspects, which are very subjective criteria.
With this article we intend to carry out an analysis and create an objective valuation model for new and old buildings to be used in a generalized way avoiding discrepancies.
