Abstract

There are guidelines for the use and maintenance of buildings written by different public bodies that aim to improve the fundamental aspects of building sustainability. A first key factor for a later analysis of the guides is to place them in their legal context. The legislation on housing at a national level is analyzed, reviewing what are the requirements in maintenance and improvement of buildings in each region. It establishes what are the mandatory documents in the maintenance of buildings, to which requirements they respond and which lead us to the drafting of maintenance guides. The result of this methodology is a summary of the legislation that must be met for the knowledge, conservation and maintenance of buildings, in some cases also in terms of their content, putting the focus on the requirements at the maintenance level of buildings. The starting point is obtained for a later classification and analysis of the existing incentives in the maintenance of buildings and the key factors that will make it possible to understand the building maintenance guidelines, putting the focus on making a summary of the different relevant aspects in the field of the sustainability and energy efficiency of buildings
